Seattle Real Estate Report Week Ending May 31st

146 listed Seattle homes closed the week ending May 31st with the average sales price of $870,750, which was just shy of 0.5% OVER the average list price. Similar to the week prior, homes sold in 18 days, for an average of $473 per square foot. Ten additional homes sold off-market, several more than the previous week, as reported by real estate agents. Those sold for an average of $832,940 and $478.05 per square foot. The highest sales price was a Seward Park home designed by the acclaimed Arthur Loveless. This strongly suggests that the most luxurious homes are still waterfront homes. The 2+ acre estate sold after 159 days on the markets for the list price of $4.1 million. The lowest sales price was sold off market. A 770 sq ft starter home that sold for $275,000.
Seattle condo market continues to do well with 42 Seattle condominiums sold this past week, slightly more than the prior week. The average size was 1,005 sq ft and sold for an average of $549 per square foot which equated to an average sales price of $531,405 which was under the average list price of $540,545. The Seattle condos sold on an average of 42 days. There was only 1 off-market sale for a total of $720,000 in a 229 unit building in downtown Seattle.
